What is Continental Resort Homes, LLC?
Continental Resort Homes, LLC is a unique lifestyle investment that is being offered to a small group of like-minded investors. Investors will have access to a privately held collection of fully managed luxurious vacation homes located in some of the world’s most desirable and exclusive locations.
How is Continental Resort Homes, LLC different from other resort destination clubs?
Continental Resort Homes, LLC is ownership, not membership. It is equity in a limited liability company that will own real estate, which provides an opportunity for equity appreciation while you enjoy your financial investment as multiple vacation dwellings.
How many residences will be in the Continental Resort Homes, LLC portfolio?
Continental Resort Homes, LLC will acquire 10 or more estate homes or condominium resort accommodations. In addition, Continental Resort Homes, LLC will be able to provide access privileges to a portfolio of 20 or more resort homes and hotel properties currently offered through the Portofino Collection and Signature Collection of the Portofino Destinations Club. These destinations should provide satisfying travel offerings and will only continue to improve as Continental Resort Homes, LLC grows its own home ownership portfolio.
Where will the residences be located?
We are already researching homes in several locations. We expect homes to offer a variety of locales and amenities. Currently, the homes being considered are in Napa and Santa Barbara, CA; Mauna Lani, HI; Scottsdale, AZ; Vail and Aspen, CO; Cabo San Lucas, Mexico; New York; London, and Paris.
In addition equity owners of Continental Resort Homes, LLC will have access to a growing portfolio of additional properties currently offered through the Portofino Collection and Signature Collection of the Portofino Destinations Club. How many residences will be owned relative to the number of investors who will use them?
We intend to have approximately 100 equity members and to eventually have 10 properties. When we reach those final numbers, we will have one home for every ten members. The Portofino Destinations Club currently has about 150 members and 25 properties.
What types of residences will be available?
Today, Portofino Destinations Club has over 145 members who enjoy vacationing in more than 21 global destinations in over 30 properties.
What can members expect?
We expect our portfolio of residences to include single-family homes, apartments, and condominiums situated in highly esteemed resort communities and respected buildings that offer top notch services and amenities. All will be in prime locations close to restaurants, shops and other activities and we hope that many will feature captivating views. Continental Resort Homes, LLC’s residences will have an average value of $3 million.
Who will be managing and caring for the properties?
Resort Homes Management, LLC will act as the manager of Continental Resort Homes, LLC. Resort Homes Management will coordinate and manage local service providers to maintain the residences and provide services to the equity members.
What types of services and amenities will be available at the residences?
We expect that some of the residences will be located within premier resort communities and will enjoy access to all of their amenities. We are aiming to have the quality of services and amenities exceed your expectations. We will provide housekeeping and concierge services to handle your every need. We expect to have the residences located near spas, exercise facilities, and similar amenities. When you stay at one of the Continental Resort Homes, detached single family residences, Continental will have arranged services to meet your desires; whether you’d like to enjoy seclusion and privacy or would prefer a fully staffed experience including bartender, private chef, and child care, your Continental Resort Homes experience will be spectacular.
How many nights may I vacation a year at the residences?
Equity members may reserve 21 nights at any one time. You can stay for a quick weekend or for a three-week unwind. There is no fixed limit to the number of days you can use in a year, so long as you never have reservations for more than 21 days at a time. The only exception is an upper limit for reservations during holiday periods. An equity member can reserve only 7 nights during only one holiday period at any time. Holiday periods include December 15 through January 5, March 1 through April 10 and July 1 through July 10.
Must I be present during each stay?
No. In fact, Continental allows you (and your spouse’s) parents, children and siblings to travel to the residences unaccompanied along with their own guests. They do have to be at least 25 years old, follow the rules, and you must make the reservation for them. You can also allow most other adults over 25 to use the residences unaccompanied for up to 7 nights at any one time for a fee of $900 per night.
Are there any restrictions on taking guests to the residences?
You are permitted, and even encouraged to bring friends, family, and business associates with you to the residences as long as there is enough room to accommodate them. We expect each residence to accommodate 6-10 people.
Will I be able to stay at the residence of my choice?
Our vacation specialists are eager to serve you as your vacation guides and will assist you in creating the vacation of your dreams. They will have all the information you need to book the residence of your choice. We hope that our planned 10 to 1 ratio of equity members to homes will maximize availability and enjoyment by all equity members and their family and friends.
Will Continental Resort Homes, LLC rent the residences to third parties?
Since Continental Resort Homes, LLC is an investment; the manager will strive to reduce the annual operating expenses by generating rental income on a limited basis where there will be little interference with your use and enjoyment.
How do I reserve my vacation dates?
Reservations will be coordinated through the office of the Continental Resort Homes’ vacation specialists.
What services will be provided to me, my family, and my guests?
Continental Resort Homes provides equity members and their guests with a vast array of services, from daily housekeeping to concierge service beginning the moment they call the reservation center. Continental Resort Homes vacation specialists will know the destinations intimately, from the best place to grab a quick bite with the kids to the finest restaurants. They will develop a relationship with you and your family, discovering your unique wants and needs so that you will know about events of particular interest to you, from professional sporting events to art exhibitions. They will assist with travel and transportation needs, from educating you about airport options to helping secure a rental vehicle. They will arrange to have the refrigerator stocked, assist with finding and hiring in-residence staff, and they will select and book spa services, dining delights and scenic adventures if you so desire.
